Whether you're looking to buy your first home or recently retired and want to down size, the process is basically the same. Depending on how far along in the process you are, the information below will outline what you can expect when buying your next home.

Home Buying Process

- decide to buy
- hire a REALTOR® you can trust
- get pre-approved
- determine a location and price range for your search
- view potential homes in the selected location and price range
- make an educated offer on a property
- meet all required conditions for the sale (financing, inspection, etc.)
- schedule connection of utilities
- pack and prepare for your move
- change mailing address and have Canada Post forward old mail to the new address
- meet with your lawyer and banker in the days prior to closing to review and sign any remaining paperwork
- conduct pre-closing inspection on the morning of closing day with your REALTOR®
- take possession on closing day and make your move!

How your REALTOR® will help

- ensure you are properly pre-approved so that there are no surprises after an offer is made.
- help you in determining where you want to live based on your needs and wants, price range, etc.
- show you homes that meet your criteria
- help you prepare an offer
- negotiate the best terms possible on your home purchase
- provide reliable referrals when needed (lawyer, mortgage broker, inspector, etc)
- help you meet all required conditions
- prepare you for your move
- congratulate you with a hand shake and the keys to your new home.

What to expect for closing costs

Buying a home involves many costs, some of which include but are not limited to:

- down payment
- Deed Transfer Tax
- legal fees
- land survey
- building inspection
- title insurance
- well water tests
- septic system tests
- etc

Your REALTOR® will help with each of these, provide cost estimates, and connect you with trusted professionals should you need a referral.
